Roof and gutters
Before the rainy season, clear your gutters and downspouts of leaves and debris so water flows away from your home instead of pooling at the foundation. Inspect your roof for cracked, loose, or missing shingles — small roof gaps are a leading cause of attic and ceiling leaks during winter storms.
Plumbing
- Check under sinks for slow drips or water stains.
- Inspect supply lines to toilets, sinks, and the dishwasher — replace brittle or corroded ones.
- Know where your main water shutoff is, and make sure it turns easily.
- Watch for an unexplained jump in your water bill, which can signal a hidden leak.
Appliances
Water heaters, washing machines, and dishwashers are among the most common sources of indoor flooding. Inspect hoses annually and replace rubber washing-machine hoses with braided steel ones. If your water heater is more than 10 years old or shows rust around the base, have it checked — a tank failure can release dozens of gallons at once.
Most appliance floods come from a hose or connection that gave out — a five-minute inspection can prevent a five-figure loss.
Around the foundation
Make sure the ground slopes away from your home so rainwater doesn’t collect against the foundation. Keep downspouts extended several feet from the house. For low-lying or coastal Orange County properties, check that drainage and any sump systems are working before storm season.
Windows and doors
Inspect and reseal caulking around windows and exterior doors. Wind-driven rain finds gaps quickly, and water intrusion around windows is a frequent source of hidden mold.
Indoor humidity
Run exhaust fans in bathrooms and the kitchen, and address any room that stays damp or condensation-prone. Lower humidity means less opportunity for mold.
